Plans filed for 33-floor, mixed-use residential building in LIC

Another towering residential structure is planned for Long Island City.

Plans for a 33-story residential and commercial building have been filed with the Department of Buildings  on a vacant lot blocks away from Court Square Park and the subway station on Jackson Avenue.

The building, which is planned for 44-26 Purves St., will comprise 270 units in 206,546 square feet of residential space, according to Department of Buildings records.

FXFOWLE Architects is designing the residential tower, which will also include 517 square feet of commercial space.

The 33-floor building will join not only the 50-story One Court Square building in the LIC skyline, but also another mammoth mixed-use residential building that is planned for the burgeoning neighborhood.

Rockrose Development Corporation is working on a 50-story building at 43-25 Hunter St. with 767,305 square feet of residential space and 18,800 square feet of retail space. There will be 974 units and 67 enclosed parking spots.

Excavation work recently began on this development, according to The Court Square Blog.

The sky’s the limit for real estate in Long Island City.

Rockrose Development Corporation has released renderings for its newest 50-story development coming to the western Queens neighborhood at 43-25 Hunter St.

Permits for the project were partially approved on June 27, according to records from the city’s Department of Buildings. As of yet, no start date has been released.

The 970,000-square-foot tower will be made up of 19,000 square feet of ground floor retail space and 974 apartments, of which 20 percent will be affordable units.

According to published reports, the development will also include a 14-story building adjacent to the 50-story tower.

There will be 18,000 square feet of interior amenity space and three large rooftop terraces. Amenities include a fitness center, basketball court, billiard room, rooftop solarium and great lawn, yoga studio, zen garden, screening room, library, children’s playroom, and a 38th floor rooftop terrace and lounge.

The building, designed by SLCE Architects, will be one of the tallest in Long Island City, according to published reports. Nearby in Astoria, 42-12 28th St. by developer Heatherwood Communities beats 43-25 Hunter St. with a total of 58 stories in height.



Rockrose’s Linc LIC offers a taste of luxury

The Rockrose Development Corporation is bringing luxury to Long Island City with the first building in a brand new residential complex that offers breathtaking views of the Manhattan skyline and a world full of unique amenities.

The first building in the new complex is called Linc LIC, a 42-story tower with 709 luxury apartments. Located at 43-10 Crescent Street, Linc LIC is within walking distance of seven subway lines, and also features views of the East River, the surrounding neighborhood, and the iconic New York City skyline.

Of the 709 available units, 174 are studios, 392 are one-bedroom, 120 are two-bedroom, and 23 are three-bedroom apartments. Many of the apartments have balconies, and the parking garage has 175 available spaces.

“This is an area of proven and untapped value,” said Justin Elghanayan, president of the Rockrose Development Corporation. “We are adding qualitatively and quantitatively to the vibrant core of the growing Long Island City residential community. These distinctive and attractive new homes will also offer exceptionally convenient access to Manhattan, literally a five-minute subway ride away.”

In addition to the residencies, Linc LIC also offers a fitness center, basketball and squash courts, tenant lounges, roof deck, a Wi-Fi lounge and screening room, residential park and a children’s playroom.

What’s new in Long Island City

No matter what time of year it is and what holiday is upon us, new developments in the neighborhood never cease. New restaurants, businesses, praise and that Hunters Point South project continue to move forth.

Here’s just a few items to come through recently:
Chocomize, a maker of chocolate bars that can be customized with over 100 topping options, recently relocated to LIC. After outgrowing their second space, they came to LIC to expand.

Rockrose Development Corporation recently announced that they will construct a 42-story, 709 unit residential rental building at 43-10 Crescent Street. Linc LIC, the first of a four building projects, will be completed in 2013.

The current owner of the Citibank Tower at One Court Square will sell the property to Waterbridge Capital. The sale price has been estimated to be $500 million.

Three new restaurants have opened in LIC in the last few weeks. Bear, featuring Eastern European influenced dishes with farm-to-table ingredients, is located at 12-14 31st Avenue.

Skinny’s Cantina, 47-05 Center Boulevard, is now serving Mexican dishes and cocktails and Alobar, which boasts craft beers and modern comfort food with an emphasis on seasonal and local ingredients, is located at 46-42 Vernon Boulevard.

LIC-based Quadlogic Controls Corp is the winner of the Wall Street Journal “Small Business, Big Innovation” award for its new product that attacks the environmentally unfriendly, costly and growing problem of electricity theft in various international markets.

Developments are still underway at Hunters Point South. The City of New York continues work on the Hunter’s Point South project, a waterfront development on a 30‐acre parcel of land in LIC that is bounded by 50th Avenue, 2nd Street, Newtown Creek and the East River. As part of the project, the New York City Economic Development Corporation (NYCEDC) continues infrastructure installation (sanitary and storm sewers, water mains, roadways, curbs, and sidewalks). Construction of a 10‐acre waterfront park will start this month. It will include a playground, dog run, and large “green” that will serve as a place for active recreation as well as passive uses.

• Continuation of dewatering to allow for ongoing subsurface construction
• Backfilling of former 2nd Street water tunnel, south of 50th Avenue
• Continuation of installation of sanitary sewer system:
• 2nd Street, 50th Avenue to south of Borden Avenue
• Installation of storm sewer system
• 2nd Street, Borden Avenue south toward 54th Avenue
• Construction of chambers for 48” and 42” Combined Sewer Outfall (CSO) system at East River and upland chambers
• Continuation of relocation of existing/installation of new Con Edison utility structures (primarily west side of 2nd Street and north side of Borden Avenue, east of 2nd Street).
