Flushing rejoices for new affordable residential tower

In a city where rental rates are astronomical in most areas, housing salvation came to 143 families in the form of a partnership between the legendary Flushing Macedonia AME Church and developer BRP Companies.

The two-century-old religious institution and builder — along with all the Flushing politicos — praised the completion of the nearly $50 million, 143-unit affordable housing development named Macedonia Plaza in a ceremony on Friday.

The 14-story building at 37-08 Union St. replaced a municipal parking lot that the city transferred to BRP Companies at a reduced cost. Macedonia gave unused air rights from its adjacent building for the project, maximizing the height of the affordable housing tower.

“The mission of Macedonia AME Church is to minister to the social, spiritual and physical development of all people,” said Rev. Richard McEachern, senior pastor of the church. “We are grateful to God for the opportunity to provide much needed affordable housing to this community.”


Macedonia Plaza has 161,720 square feet of space, which includes a 9,000-square-foot ground level retail space that will be occupied by grocery store Tree of Life NY.

It has numerous green features as well, including a co-generation facility, and has earned a LEED Silver ranking from the U.S. Green Building Council. The co-generation system will use natural gas to generate electricity for the commercial and common space areas.

More than 30,000 people applied to live in Macedonia Plaza when the lottery for units in the building opened about two years ago. In December residents began moving into the building and now all units are fully leased.

The apartments were reserved for people and families earning from $19,063 to $59,820 annually. The building is broken into 27 studios, and 58 one-bedrooms, 55 two-bedrooms, and two three-bedroom units.

Amenities include a bike storage area on the ground floor, a common terrace on the second floor, a party room and a laundry room.

The building’s completion closes a chapter in plans to construct over Flushing municipal parking lots to feed the ever-exploding community’s population. The other chapters include One Flushing and Flushing Commons, which will be directly behind Macedonia Plaza.

208-unit affordable housing and retail project selected for Flushing parking lot

The Housing Preservation and Development Department (HPD) announced the winning project Tuesday for a development on a Flushing municipal lot at 133-45 41st Ave. near Main Street.

A project called One Flushing from a team comprised of Brooklyn-based Monadnock Development, nonprofit Asian Americans for Equality and Hanac Inc., was selected following a request for proposals. The project will have 208 affordable housing units and community and retail space.

It is part of Mayor Bill de Blasio’s initiative to create and preserve 200,000 units of affordable housing in 10 years.

The apartments will be available to individuals earning between $24,200 to $72,600 annually and $34,520 to $103,560 annually for a family of four. Housing in the building will be divided between 60 apartments reserved for senior citizens and 147 for low- and moderate-income households. There is also one unit for a superintendent.

“The One Flushing development plan is an example of a dynamic proposal that encompasses affordable housing, supportive senior housing, and services for the community as a whole,” HPD Commissioner Vicki Been said. “I look forward to seeing this development take shape and will be thrilled to welcome future residents to their new homes.”

Amenities will include a gym, a community room, laundry rooms, a 15,000-square-foot second-floor terrace and a green roof.

The Bernheimer Architecture-designed building will have large windows that are reinforced to reduce noise from the LIRR station behind the property. And it will have eco-friendly features such as solar panels on the roof.

The current parking lot on the site has 156 parking spaces on 43,200 square feet. When complete, the project will have more than the current amount of parking spots, according to HPD.

Op-ed: Support programs that boost our economy

One by one, each student marched his way up to the front of the room to receive certificates of completion, each with a sense of accomplishment and hopefulness. One by one, each member of the cohort recounting stories of the past couple of weeks that gave them a second chance.

It was the workforce development initiative of the Queens Botanical Garden and LaGuardia Community College that made these second chances possible.

Unlike some traditional programs that lack strong ties to industry, workforce development programs often accelerate job creation because workers acquire precisely the kind of skills businesses need to expand. Today, examples like those of the Green Jobs Training Program include sustainable landscape design and maintenance, waste management, and other similar green practices.

More recently, the Robin Hood Foundation provided funding to create a workforce development program run by AAFE and One Flushing to recruit and assist those ready to enter the workforce. It is a welcome partnership that will enhance the growth and success of our local Flushing community.

Beyond that New York needs to implement creative ways to retain the talent we have. This year, I sponsored legislation that was signed into law by Governor Andrew Cuomo making New York a national leader in workforce development and job training. I have also introduced legislation supported by Comptroller-elect Scott Stringer that would continue our economic growth and create quality jobs by investing in our engineering workforce. The financial aid program for engineering students who commit to staying in the city for five years after graduation is a smart investment to bolster an innovation economy and prepare our workforce for the 21st century.

This year’s budget also focused on workforce development and new industries in every community. Cuomo pushed for programs including innovative “Hot Spot” incubators, the Venture Capital Fund, and job linkage initiatives that push our state’s ideas, create new businesses, and train our workforce for jobs of tomorrow.

Queens is one of the most diverse counties in the entire country and it needs a government that can embrace and harness that to power its economic engine. We need to keep creating ways to support programs that boost our economy. The task for our next administration will be to help more of the city’s workforce develop the skills to obtain jobs—and more importantly careers—in sectors that are growing and expanding.

That is what I am determined to champion to do in next year’s legislative session—to be a champion of minority-owned and women-owned small businesses, provide resources to assist local businesses flourish, and forge better partnerships between private and public entities. There has never been a better time to support these pathways and programs that ultimately help our most critical economic resource–our workforce.
