Report: Queens rent prices increase in October

Prepare to pay higher rents if you want to live in Queens.

An influx of new luxury buildings in Rego Park and the continued popularity of Astoria contributed to the average price for an apartment rising to $2,097 in October, according to the Queens Rental Market Report released by MNS Real Estate.

The prices for studios, one and two-bedroom apartments represents a slight jump from September, with notable changes in rents coming from Rego Park and Astoria.

In Rego Park, the average price increased because of new luxury buildings, according to the report.

“A notable growth spurt continues to take place in Rego Park as prices bounced back after a slight downturn last month,” the report said. “Developments such as The Contour at 97-45 Queens Blvd. and more recently, The Rego Modern at 99-39 66th Ave. are leading this progression.”

Renters in Astoria paid 5.3 percent more in October than September, the report showed. Studio prices in the neighborhood jump 7.05 percent to an average of $1,772.

Influx of new commercial centers arriving in Bayside

Three new commercial buildings are coming to a section of Northern Boulevard in Bayside, bringing an influx of retail space to the neighborhood strip.

Jeewha Kim, president of 211 St. LLC, filed permits with the Buildings Department on Friday for a new three-story commercial center at 211-02 Northern Blvd.

The new building will have 19,993 square feet of space with 66 parking spaces when completed, according to city filings.

About a block away from that development site, permits were issued last year for a two-story commercial plaza at 212-14 Northern Blvd., and renderings have been posted on the construction site. However, a partial stop work order exists on the property.

This building, designed by Victor K. Han Architect, will have 12,030 square feet of space and 40 parking spaces, including some underground.

Also, 209 Northern Property LLC has almost completed its two-story commercial building at 209-35 Northern Blvd.

That development will have 24,865 square feet and 84 spaces for parking, according to city records.

Developers planning to build on 36-16 Main St. posted the rendering of a new building that’ll soon make its mark in the ever-growing downtown Flushing skyline.

The new building, which is being designed by JWC Architects Engineer DPC, will be a 15-story residential development, according to Department of Buildings records.

The structure, which will be located near the intersection of Northern Boulevard and Main Street, has an anticipated completion date for 2018.
