Warren Lewis Sotheby’s International Realty is pleased to introduce Arris Lofts #130 to the market. With an asking price of $1.439 million, and a footprint of 2,120 square feet, it is not only Long Island City’s largest three bed, three bath – it is also the least expensive at $678 per square foot.

Twenty-two attendees spanning six different real estate offices braved the hottest day in September, crossing the East River and Newton Creek to Arris Lofts for the brokers’ open house introducing unit #130 to the market.

Renown for throwing good parties (see MR|R April 2013 issue), listing agent Michael Kawochka and his Williamsburg office, brought their party planning skills to bear on the situation, again partnering with mortgage broker, Frank Tamayo of Citibank for a very generous catering sponsorship.

“We figured Arris Lofts residents might appreciate the convenience of simply walking across Court Square to Citi Tower to re-finance their mortgage, so we asked Citibank to sponsor our open house,” joked Kawochka.

“But seriously, Frank Tamayo is a veteran whose expertise extends beyond condos like Arris Lofts to more complicated products like HDFC co-ops. He has been generous to the realtor community with both his expertise and his sponsorship budget, so I was glad when he agreed to co-host my brokers’ open house.”

A loft this big, with a floorplan built for parties, lends itself perfectly to entertaining. On the party debrief, Kawochka adds “I wanted my broker colleagues to envision their buyers entertaining friends and family at home, so I made sure to do it after work and go heavy on the wine and sushi. I retained my DJ and sound engineer friends to provide good music on a good sound system – it’s what big rooms and soaring ceilings like this deserve. Festive and relaxed was the order of the day. I think it worked – brokers have since returned to tour the amenities with their buyers.”
